I (Brent) have my bachelor's degree in Service's Marketing from Clemson University.  Marketing your home in its best light is what we specialize in.  We do so much more than throw it on the mls and stick a sign in the yard.  Newspaper advertising, Talking House, virtual tours, agent caravans, Comcast tv spots, open houses, target marketing, you name it.  We have you covered.  Each property is unique and different.  As such, you need to have your property marketing in as broad a scope as possible to get the most people through your doors to see your home.  Slight differences in ads, flyers, and people marketed to can be the difference in nudging someone that little extra bit toward purchasing your property.

We tried to sell our home for sale by owner for 6 months. 
we were constantly being harassed by obnoxious agents promising to bring a buyer
by just to get in the door.  We finally interviewed several people and they all had the same monotone,
canned pressure speech with the same marketing plan.  There were several agents in my neighborhood
that seem to have a lot of listings.  We noticed that their homes seemed to sit awhile.

Luckily we happened into an open house that Chastity was doing.  She was very refreshing and funny.
She was happy to answer all of our questions about selling our home and even offered us some contracts to use. 
Not once did she ask for our listing.  We came up with alot of questions about everything from commissions, to
staging, to marketing, and she gave us a wealth of information.  I was still skeptical but called a week later and spoke to Brent. 
I was impressed that he took the time to treat our home as unique.  Brent had an unorthodox gameplan, but I felt really compfortable with them.

Needless to say, they listed our house on a Wednesday, did not allow any anyone to see it until Saturday.  We had three offers
above asking price (which was higher than all those other agents suggested) and our home closed in three weeks. 
We followed their plan and we made more money, in a shorter amount of time, with zero problems.
We have referred everyone to Brent and Chastity.

Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. We have compiled some ideas to present your home in the most effective manner.

Closing Costs to Expect:

  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Local property transfer tax, country transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
